Summit C-301 Guest Terms and Conditions

 

RESERVATION:  Your stay is blocked on the calendar, once your 35% deposit is received.  Two weeks prior to your arrival date, the reminder of the funds are due, and once received, and cleared (in the case of a personal check), the code to the door, and other materials, are mailed to you. 

 

CHECK-IN:  You receive the door code in the mail, and you can drive directly to the condo – no check-in stop is necessary.  Check-in time is 4:00 PM, but if you arrive before that time – peek in and see if housekeeping is done. Chances are if there was not a check-out that same day the place is ready for you.  We will let you know in advance if there is a check-out scheduled for that day. Please don’t put anything into the condo until housekeeping is finished.   Any variance to the published check-in/check-out times must be approved in writing prior to your stay.
Please check the unit carefully for any damage when you arrive.  If you find damage, report it to us immediately. Failure to do so could result in liability for the damage (the next guest will report it, and you will be assumed to have caused it).

 

CHECK-OUT:  Check-out time is at 11:00 AM. 
 

SMOKING AND PETS: Strictly prohibited in this property.  Violation causes forfeiture of deposit, and possible ejection immediately without any refund.

 

CANCELLATION:  If you cancel 60 days before your arrival date, your deposit will be refunded, minus a $100 processing fee.  If you cancel between 30 to 60 days before your arrival date, ½ of your deposit will be retained by us unless we can successfully rent the unit for the days you reserved.. Cancelling less than 30 days before your arrival will result in the loss of your deposit unless we can re-rent.   We will make every effort to do so.

 

REFUNDS and ADJUSTMENTS:  There will be no refunds or adjustments as a result of factors over which we have no control, such as: Early check out, weather, noisy neighbors (we only have neighbors on one side, so your chance of this problem is reduced by 50%!).  We are more than willing to discuss any problems you have with the property, and we will work with you to find reasonable satisfaction.

 

MAINTENANCE:  We strive to keep the property and its equipment in good condition.  After the ski season starts, we are rarely in the property.  In the case of any failure, we will strive to repair it, or have it repaired, as soon as possible after being notified by you of the problem.  We cannot guarantee televisions, cable reception, phone service, VCRs, appliances, etc.   We count on you to tell us about problems so we can address them.  If there is a problem with the unit when you check-in, or if you have a genuine emergency, please call Mr. Pingley (housekeeping – maintenance) at 572-6281 or 572-1082.  If the problem is beyond the scope of local help, please call Jim or Freda ((J)304-542-8222, (F)304-550-4114).

 

PARKING:  Parking in The Summit parking lot is limited to two cars per unit. Please make sure that your parking passes are viewable through the front windshield.  Additional parking is available at Mountain Top.  Cars without parking passes visible in the window are subject to towing at owner expense.

 

DAMAGE:  We need guests to report damage if it occurs. All units are checked carefully after departure, and guests are asked to check carefully at time of arrival. All guests will be held responsible for any damage to the unit during their stay.  We expect the occasional broken glass.  Just let us know.  We are not petty about this.

 

MAINTAINING A GUEST-FRIENDLY ENVIRONMENT:  The Summit is serious about maintaining a family atmosphere for the enjoyment of our guests. We strive to rent our lodgings to families and responsible adults. Absolutely no large or late loud parties.  On-site full-time management can and will eject irresponsible guests, and attempt to safeguard the peace, and the property. Parties who fraudulently book without the required adults over 25 years of age are subject to provision below.  Kegs are not allowed in units. Violations of any of the above are grounds for immediate eviction without refund of rent or deposit.
